I've been on dozens of gas station builds but only on the gasoline side, not the building side. Should be interesting to see how others do it

How long will it take to do a ground up like this? Is there a McDonalds or Dunkin in it?

No Mcds or chain store, they make their own sandwiches and convenient store food. It is basically 120 days from footers. This site is crap so we have to import 43000 yds of fill. Getting to footers is a lot longer than normal.

Sitting on a base of pea stone, good stuff. I assume dead men will be used to anchor tanks in hole. Looks like a safe hole, banks cut way back. Crane will be used as excavator won't reach. Then many truck loads of stone, guys chinking under the tanks( pushing the stone under so  tank doesn't deflect).

One more of gravel shooter backfilling hole.
That I've never seen, thats cool. Generally see a concrete hopper and crane used to fill in a situation like that.  Be curious on card reader wiring if they are pulling Cat5/6 or wireless? I'm seeing some wireless comms at older locations to handle new EMV card readers. Going to be doing a lot of dispenser change outs for EMV . Deadline to be up to code by october of this year. We see if deadline moves like it has multiple times.

When you get it done lets see some pics from the inside and like to see electrical room. I'm in the process of doing a mom and pop right now. The lot isn't much bigger than the store you are building :)  Its only a tank job the building is staying. Has to upgrade tanks and pumps.

Title: Re: Gas station build
Post by: Heiny57 on May 25, 2020, 07:15:37 AM
They use a lot of power these are the conduit going to the tanks and 8 dispensers.
Title: Re: Gas station build
Post by: walrus on May 25, 2020, 03:35:57 PM
Looks familiar. Its not a lot of power but many different wiring methods. AC conduits, Intercom Conduits, CAT 6 conduits, tank monitoring conduits. 8 Dispensers, would require between 24 and 32 all by themselves. Then you have canopy power, tanks need AC and Tank monitoring conduits. Probably 60 conduits or so.  All the different wiring methods need to be kept separate even inside the building. Its tough to keep track of and has to be right when done.

Interesting. Didn't realize gas stations were that high tech, and certainly didn't expect VFD controlled pumps. Though the drives do look like something out of the '90's :D BTW do you have a transformer in between the 1,000A service and those drives? I noticed the manual stated 5,000A max and the available fault current on a 1,000A service is likely to be at least double that.

I guess that darker cabinet off to the right is the controls side. I'd like to see some pics of that if you're still on site when they get it populated.

Enjoying this thread.  Great to get Heiny's and Walrus's takes on building a gas station.  Know Heiny got lots of construction experience and Walrus has lots of gas station experience on the electrical side.  Me, I pumped gas in the 70's, checked your oil and tires but can't build squat and while I understand electricity, and can certainly wire simple machines, that is way above my pay grade :))

Interesting to see the circuits and network runs. Is the power for the hot dog roller in there some where ?  :017:

Both conduit, and liquid runs shown? How do they keep the order sorted out?

Amazing

These electricians are the best I have seen. They basically do nothing but new gas stations. Speedway, Twice Daily, Racetrack, and Thornton’s. They now what they are doing. And yes we have 2 hot dog rollers.  :)) :))

Nice looking work, the controls are in that cabinet with all the relays, might be a custom built cabinet by Power Integrity? Used because you have to switch all power( AC, Intercom, Data, Cat 6) off to a dispenser for maintenance and for an emergency. Those VFC drives have changed very little since the 90s. I see a Gilbarco data box, soon that will be eliminated and everything will be networked like the card readers are now. Most likely a Gilbarce Applause box somewhere for gas station TV.
I'm helping install 13 new dispensers right now on a job. Dispenser upgrade required to get new chip readers which is required by Master/Visa by Oct. this year. Wireless Comms between pumps and building eliminates a lot of the controls for shut downs.

I'm guessing the cost for the gasoline side of store, pumps tanks dispensers, canopy, conduits wiring etc is north of a million bucks

Walrus, how is your work holding up?  With low gas sales, I would assume that will catch up to you at some point.

I'm crazy busy right now, while gallons are way off, margins have been unreal, over 50 cents a gallon at times, right now 30 cents. Majors taking a beating but distributors and retailers making bank. Most of the time the Deli would be where retailers make money but the first time in a long time its gas making the money.
I'm not sure what will happen later on, It could slow way done if Covid lingers on??

Here is a back room at 13 dispenser location I was just working at. Nice looking work inside by site electricians too bad they hacked the shit out electrical under dispensers.  This site was installed in 08. I went to make final connections to dispensers as site electricians were unsure of dispensers.  One pics shows how comms work in 21st century.(https://uploads.tapatalk-cdn.com/20200529/ba953ab951ecdcacce56624c63598a2e.jpg)(https://uploads.tapatalk-cdn.com/20200529/cdf1a99002b52fdf5404d6319170dc00.jpg)(https://uploads.tapatalk-cdn.com/20200529/28a083b8d8cb046417cb4b732100b6ea.jpg)

Walrus, its funny that you mention the stations make their money at the deli.  Two large regional chains here, Royal Farms and Wawa, when they build or remodel, make the deli large and the focal point of the store in a big way.  I started taking note of it about 3 or 4 years ago.  Figured that was their profit center, nice to have it confirmed.

Oh, and build and remodel they do.  And its like the owners hate each other because they will but stores on top of each other.

Wawa is ahead of the pack on Delis, they are known for food. The Wawas I have seen make you walk by the deli as they put out in the middle of the store instead of on a side of the store. They build on top of one another just like McDs, wendys and burger king as they all draw in customers.

I travel between California and Nevada a fair amount, or at least did before the great shutdown. There is a chain of stations along my route called Terrible Herbst that seems to sell mostly Chevron. Great delis and the bathrooms are always nice and very clean but no way will I buy any fuel there. They have the yapping pumps and video screens. The screens are easy enough to ignore but the chatter from the pumps is intrusive and annoying at least to me and the volume is high enough I get it from the pump I'm at and from the surrounding ones as well.

Speedway is owned lock stock and pump by Marathon. If you notice you will rarely see a new Marathon station going up but speedways are spreading out fast. They sell the company gas cheep and make all of their $$ on cold beer and cheetos.

Bucc-ee's is on a whole level of it's own. Nothing I have ever been to anything that can compare. They take the "everything is bigger in Texas" multiply it by 4 or 5 and build a gas station with bathroom clean enough to sit down and have a meal (and im not even joking about that).

6 weeks?? Holy shit, up here it would be 2 weeks tops, but stores are smaller so...  Food service takes some time as its pretty complicated with all the equipment. Sometimes  punch lists are completed when store is open unless its something major. From experience its a zoo in one of these stores when they are setting it up to open.

I bet coordinating all the trades in that last few weeks is challenging.  Lot going on inside those stores.  And of course, the owners want to get the employees in and trained and start making money asap.

Nashville water department isn’t giving new water service because of the flu, so we can’t landscape.

Really, no new taps cause of the Wuhan. That's crazy. We never stopped the service end, just made everyone isolate. kinda funny to see a 3 person crew show up in 3 vehicles. But then they crawl in the hole and work shoulder to shoulder. :lol_hitting:  But we were following the guidelines. ;)

Bull rock and call it zero scaped.  :hee20hee20hee:

That's unusual. Most water departments just have one guy in the hole and the rest up top watching :lol_hitting:

We're too short handed to have shovel holders. Departments running about 60% staffed. Starting pay is too low to attract good help and the Wuhan really hurt the economy. Got word last week that even tho our wage study says we need more money the Wuhan has the city in a $2 mil deficit. May be seeing some 2 person crews.

That's huge, gas & grocies store, and rolled hot dogs. Can I ask could it get any better than that ?

Yup, 5 guys on a job, 5 vehicles and then we all work in the same spot. We try to stay away but its not always possible.

I guess that it doesn't matter to the city that until you get water service and can open that they aren't collecting any tax money. :lol_hitting:

Thats existing fill and most of it is contaminated from tanks and piping in the past. DEP won't allow it to be hauled off if its below a threshold but not clean . If its above that threshold then they will pay to have it landfilled at an approved site. Everything that mattered  got covered by at least a foot of pea stone.  The rocks suck but will never be an issue until some digs it up again and it will still be contaminated.

I had to run up to Carson City Airport this morning and stopped at a Maverik station near the airport to fill up with ethanol free gas. I saw the needed purpose of the bollards on the ends of the islands. As I was filling up I heard tires squealing as a Honda Fit came screaming past me and he had to swerve to miss a pedestrian and when he tried to hook a right he saw he wasn't going to make it and tried to go between the islands and slammed right into the upside down "U" bollard. Well he and the car lost that battle and plastic parts flew for 50'. He didn't have a seat belt on and I watched him slam head first into windshield and end up in the passenger seat. His bell was rung pretty good and after about 5 minutes he got out of the car holding his beer bottle right before the police arrived. The bollard looked undamaged. :lol_hitting:

The bollard made it but how did the beer hold up?

Seriously though glad to hear he missed the pedestrian.

What are the DUI laws like in Nevada?

The large Heineken bottle survived just fine and was still half full. NV laws are pretty much like everywhere else and he doesn't have to worry about his car being totaled as he probably won't have a DL if he had one to begin with.

Well, I’m still here. We couldn’t get water service from Nashville metro water till now. The owners of the store have paid us to provide 24/7 security on site while waiting and I am the day shift guy. :-[  Now we have water and landscaping has started and we are scheduled to turn over the 18th with opening to the public the 25th. It should turn green real soon.

Here is something interesting. The owner determined last month that this store would be “ difficult to operate “.  In other words, in the hood. So they had us install black lights in the restrooms to make it hard for junkies to see their veins to shoot up.  :-\ :-\ :-\

If anyone wonders how those soda machines put out dozens of flavors, here’s how. They are known as BIBs, “beverage in box”.
First two racks are soda, second rack around corner is Iccees.

I've never seen that before. I had no idea about the black light making hard to see the veins either. I bet the floors around the urinals will light up real nice though.

This what a back rooms like when you have to work in a 20 yr old location. Upgrading dispensers for EMV . New codes require changes when doing upgrades. No new shiny cabinets:)(https://uploads.tapatalk-cdn.com/20200812/0a6a75f02ed24b79bc2e4299576e8765.jpg)

Are you heading to another C Store build? Construction up here is dead. No tank installs, just maintenance and EMV upgrades. I'm doing 2 dispenser change outs a week. Cheaper to change dispensers to get new style card readers than it is to  put kits in the old ones(if available). I don't have a tank install until October and its a heating oil facility not a store.
