...and so it begins!

After some initial start-up problems due to material availability and the huge building boom going on due to COVID, the crew was at the new house and started clearing the huge oak trees for a new two story 28'x36' garage. I wanted a bigger one, but given the size of the house and the lot, zoning and local community planning laws won't allow that to happen. Bottom line -- I'm grateful to get what I got.

Footer trenches are going in next week and the concrete company is standing by. Fingers crossed!

Unfortunately no; we need to make a large open area available and I don't have the bandwidth to cut and split it. The tree crew will haul it out and they'll probably split it and sell it. I have no problem with that since there's plenty more hardwoods on the property. It's about 4.5 acres and trees cover most of it.

Absolutely -- it's amazing that during one of the biggest health and economic crisis in modern times, there would be a building boom and that the industry would see such a huge growth numbers. Right now my contractor says that he can get lumber and roof trusses. Hope it holds out.

Oak can hang around in tree length for years and still not rot. if you plan on burning wood I'd make a pile off to the side and leave it until you are ready to chop it up,  Can't wait to see the new shop, glad I'm not paying these prices for lumber, 3/4 advantech is over 100 bucks now, 12 bucks for a 2 by 4 by 8 KD

New shop , ahh.  Built mine 8 years ago, all steel,  wouldn't hesitate to do it again.  Finally everything inside, and in its place, I wish.  Priced lumber here in Nebraska last week,  $2.15  2x4  stud now $9.95.   Glad I got a few extra stashed away.

Haven't reported back on this since there wasn't much to report. Long story short; the original concrete and block laying contractor kept pushing his timeline back and made a lot of promises, but he never delivered. Business is just too good these days and a lot of these guys are making money head over heels and they make a lot of promises that they just can't keep. So my builder dropped this guy (btw -- it's a company that he's been dealing with for several years and had a good relationship with), and contracted with a new company that delivered the goods.

Footers and walls are in .. pad work begins later on this week, and the framing starts next week. I'm happy -- this may be done by end of August.

yes Tim -- 28'x36' is like "heaven" when compared to what I was working out of before. Add to that the fact that the one bay on the far right will have high ceilings for a full-sized lift, and it makes my heart flutter -- LOL

Nice, I built mine with the intent of installing a lift but it didn't work out. Not enough room.  Now I'm considering bumping out the back another 25 foot. Shops already bigger than the house. :lol_hitting:

Ray, glad its progressing.  Can't wait for the inaugural open house.  Real sure Muddy and crew will come too and K5 too

Long term buddy of mine built a new house and shop, all real nice with him doing a lot of the work as they aren't big money folks.  Wife said shop could not be bigger then the house :))

Yes - it’s high time we start the GTGs again Phil, and I’ll be glad to host one after all is said and done. This garage will have a few limitations - but I plan to install a 4 post lift to make it possible to stack my cars in the high ceiling side.

The builder also mentioned that if need be I can game the HOA by bumping out with a wood floor addition - ie, non-permanent as far as the building code is concerned. I built my machine shop at the old place like that in order to get past the county restrictions. Wood floor on block footers is considered temporary.
 
Right now I just want a dry space so that I can move my equipment down here.

So true! My friend in Florida built a 5500 sq.ft garage (steel building) two years ago. Next year he’s adding another 2500 sq.ft to the back. He wanted a separate wood shop to keep the woodworking dust and mess confined in its own space.

Doesn’t matter how big it is - it’ll quickly fill up.

This was an exciting day -- last week the concrete and foundation work was finished, and this week the framing started. I must say that I'm impressed with how fast this has gone up.

Amazing -- should have the roof on by this weekend.

Good idea! Years ago I bought a plate that anchors to the floor for just that purpose -- attach a winch and it will pull a vehicle or anything else across that floor easily. The floor is a standard 4" --

Roof trusses are going on as i sit here this morning. The builder says that she'll be under roof and have at least tar paper on by tomorrow. The crew is Hispanic, and I have never seen a faster and more hard working bunch of guys in my life. They are a "well oiled" machine and it's fascinating to watch how they think and work in unison.

Thanks Les! The one on the far right has the high ceiling for the lift. Right now I'm trying to figure out if I want a two post or four post -- choices are very broad, but I'm leaning to the four post option. What do you think?

Oh yeah -- it's a big relief, especially right now since a major thunderstorm passed over us not five minutes ago. The power kicked off, but the Generac did it's job. It kicked in when it was supposed to.

Last time I used a lift was back in high school when I worked at a gas station. I know quite a few of our members have lifts so they are the ones to answer that question. Start a thread asking for opinions.

Coming along nicely, Ray!

I find my 4 post has a big footprint in my 30x30 shop and sometimes wonder if a 2 post would have been a better choice.  The 4 post can restrict the types of jobs you can do on it as well.  Perk of my 4 post is I have casters for it so I can move it around in the shop even with a car on it. 

Have you looked at those mobile single post lifts?

I don't have a lift but hopefully soon.  I will likely go 4 post just so I don't have to worry about a car falling off.  Will get the accessories to get the wheels up for wheel and brake work

That is a tough choice. Both have pros and cons. For brakes and suspension work a two post is the way to go. For more drivetrain and exhaust I think a 4 post is better.

I'd probably go two post as it takes up less acreage in the shop.

In a commercial garage, a 4 post is an oil change lift or alignment rack. 2 post is better for most service work, less stuff in the way.

I know guys that have a 4 post lift for storing cars but a 2 post for working on them. Since we are in earthquake country that is the safest way to do it.

Been a few weeks, but progress was made. The garage is insulated, the dual zone minisplit was installed, the electrical run to the garage was completed, and the entrance pads were just poured.

The mini-split is a dual head heatpump that will cool/heat the upstairs room and the lower garage space separately. Wireless remotes make the climate control a lot easier. 

The drywall will go up this week, and hopefully i can fill this thing up with my stuff by the middle of next week.

Still learning and pondering about what type of lift to install. My current scissor lift will do for now, and I can take my time deciding on what specific design I want as my primary lift.

Glad you kept the wife happy Les. Luckily mine makes no claim to the upstairs area. It will become a small hangout room for me. I will put my HAM radio gear up there and make it a HAM Shack. A sofa, table and a few easy chairs will make it a warm place to smoke a cigar in the cooler months.

Keep the mini split indoor filters clean, its easy to forget. Nice looking shop, brickwork looks great. Can't wait to see the Jaq in there :)

Yes, thanks for the advice guys. I've made sure that there are plenty of 240V and 120V outlets at workbench height all around the perimeter of the garage. I also have a separate 100A line for connecting my old and trusty 1970s vintage Miller Dialarc HF TIG Welder. That thing spins the meter, and needs a dedicated high amp circuit to use it at max power.

That is great how you set it up. I wanted more than 100A to our shop but that was all we could tap into from the main power to the house. I inquired about upgrading to 400A service but I would have had to pay for all the costs including the transformer and it couldn't be done right away. Plus once I had paid for it the neighbors would be free to tap into it also.
We also pulled 70A from the house down to the barn. That circuit had served the spa in the back deck but the previous owners took it with them when they lost the house.

As of yesterday all my tools and equipment have now been moved to the new garage. What a mess. It’ll take at least two months to get everything organized and straightened up. Hopefully I’ll be able to work in there by Christmas.

Itll be nice working in a heated and cooled space.

Thanks Phil!; excited --yes, but the daunting task of cleaning, unpacking, organizing and setting everything up is a little overwhelming (to say the least). For the next week I'll just leave all the crap where it is and just take a break for a few days. i have enough room to park my cars (just enough), and that's what's important. Next week the electrical hookup will go live and then the Mitsubishi mini-split AC/Heat pump can finally get completely installed and tested.

All I really have to do next week is go back and sign the settlement papers on the old house. It sold in less than three weeks and we settle next Thursday. It's been quite a journey for the past nine months. I need a vacation!

I'd wait for the Ac to get fired before tackling it too. AC and heat is becoming a higher priority for me as the years add up.

Well -- I'm moved in and organizing. I do have a few problems to deal with. The most pressing problem was time. Our old house sold so fast that my contractor was really up  against the wall to finish the drywall and electrical work so that I could move all my tools and equipment. Unfortunately we didn't have enough time to schedule the painting. Hence the garage has no paint -- yet. We'll paint once everything is in place and settled. right now the place is a mess, but I make it a point to get out there and empty a few boxes and organize the junk everyday. Slowly but surely --

Absolutely - LOL. Next spring I plan to add a deck and rectify the problem. That side faces the lake, and it will be nice just sitting out there to enjoy the view.

Yeah, painting will have to be done again with a portable garage. I thought about it a lot. Maybe incorporating some drop down curtain design into the new garage, but the fact is I only have about 1000 sq/ft to work with on the main floor, and that's not much. So the easiest way is to set up a quick and efficient painting solution using the HF portable garage idea again; just like I did at the old house. This time though I have a nice concrete driveway next to the existing two-car garage that is attached to the house. It's a perfect place for a HF portable structure to do painting when the time comes.

I wish I could have added one more bay to the garage design, but the local HOA and the county were against that idea. Oh well, I'm happy to have what I have -- and at my age, this will do just fine.

Yup, that was the plan Jabber. With the side door open you get the view and a nice breeze going through.
