Title: Constructing a kennel building for my dogs.

I’ve got to construct a building for some of my dogs. I want the ability to move the building or even sell it at a later time so I’m going with a conventional foundation. If I use 2x12x16 SPF for the floor joist, how far can I span?

I found conflicting information online. One source said 1’ for every inch of joist height so a 2x12 could could span 12’ without additional support. Another source said a 2x12 could span 16’.

Ultimate, I would like to use 2x12x16 floor joist. I need to know if a can just support them at the ends or should I run two beams under the floor the length of the building 12’ apart leaving 2’ to overhang on each side? I expect to start construction when the Spring rains subside.
