Finally got started on new garage.
« on: August 08, 2020, 06:53:33 PM »
It’s a really long story but my 2 sons have moved to another county and we are doing the same. Where I live now is way to busy and we don’t need the good schools anymore. So last year I went looking for a 3 car garage with a house attached that the wife liked. I wanted acreage in the country and she wanted an upscale neighborhood. So I got a 3 car garage with workshop area in a neighborhood out of town on a 1/3 acre lot backed to permanent greenspace. “Compromise” Oh yeah it’s 10 minutes to the lake.

The first pic is single garage with rear walk door and 9 foot roll up. There will be a dividing wall with 4 foot opening between it and a 10 x 11 shop area in the second pic. It will be open to the 2 car garage that is the 3rd pic.

You need to add a half car garage for the pickup.

That was part of the compromise, building in an established neighborhood with semi custom builder. We had to use them, But I do like the floor plan. It’s probably better I didn’t build it, I hate residential construction. They are getting tired of me already.  :))

Most likely cause you probably know more about how it should be built.... I mean it's not like you've never managed or been involved in that type of project before.

New house and new shop at once, would be hard to take,  I would go nuts if there wasnt a long list of stuff  needing fixed all the time.   Congrats.

Looks good.  Everything I read says great market for sellers now.  Low interest rates and people want to find a place where they can hunker down from the virus.  Got a realtor lined up yet for the old home?

What species of wood is used in framing in TN? Is it SYP or something else. Out west here we use Douglas Fir mainly while many older homes in No Calif were framed in redwood.

I haven’t signed with anyone yet but the sales gal for my builder says she will run it through them for 1 percent plus the buyers agents 3 percent. I might do it to save some money. I don’t put much stock in the agents abilities anymore with the internet and particularly Zillow or Realtors.com doing most the work.

Yes Southern pine crap, seconds and thirds. These guys are about the last to stick build completely as apposed to pre built panels and trusses. The exterior is a bit straighter usually.

Low voltage/data utility box. Fiber comes to here then out through cat 6 to everywhere. The yellow wires underneath are speaker runs that I will install later. The builder includes some of this stuff along with a WAP that should supply good WiFi throughout the house. The speaker Pre wire is extra but now is the time to do it so I coughed up the cash.  :38:

This is the pathetic gas fake fireplace they provide. The orange flex is a conduit that runs down to the side where you can have a DVR or games and run an HDMI cable to. We are paying a medium pile of money to build a brick surround with a raised hearth for momma. Myself, don’t care. I could do without.

I have been through 8 to 10 neighborhoods of different builders and that is the norm now. No metal ducts or plenums. They all look like hell.

Doing it correctly the first time, cost to much time and money  these days apparently.

It looks like the kitchen and dining area is a focal point of the build. Our family gatherings were always made in or near the kitchen/dining area.

That looks like a pretty funky placement of outlets and switches on the backsplash with one right against the window sill. The box on the left side of the cabinet on the left looks like it is partially behind the cabinet.

It is a little close but the issue is they didn’t run the tile up on the sides of the windows to match the tile under the vent.

Never been around a house built on a slab,  how do you run the water lines?  Pex or copper?  The kitchen looks huge, or is it camera angle?
