Looks good.  Everything I read says great market for sellers now.  Low interest rates and people want to find a place where they can hunker down from the virus.  Got a realtor lined up yet for the old home?

What species of wood is used in framing in TN? Is it SYP or something else. Out west here we use Douglas Fir mainly while many older homes in No Calif were framed in redwood.

I haven’t signed with anyone yet but the sales gal for my builder says she will run it through them for 1 percent plus the buyers agents 3 percent. I might do it to save some money. I don’t put much stock in the agents abilities anymore with the internet and particularly Zillow or Realtors.com doing most the work.

Yes Southern pine crap, seconds and thirds. These guys are about the last to stick build completely as apposed to pre built panels and trusses. The exterior is a bit straighter usually.

Low voltage/data utility box. Fiber comes to here then out through cat 6 to everywhere. The yellow wires underneath are speaker runs that I will install later. The builder includes some of this stuff along with a WAP that should supply good WiFi throughout the house. The speaker Pre wire is extra but now is the time to do it so I coughed up the cash.  :38:

This is the pathetic gas fake fireplace they provide. The orange flex is a conduit that runs down to the side where you can have a DVR or games and run an HDMI cable to. We are paying a medium pile of money to build a brick surround with a raised hearth for momma. Myself, don’t care. I could do without.

Doing it correctly the first time, cost to much time and money  these days apparently.
